Managing Director of U.S. Realty Capital, LLC, Managing Director of Philadelphia Private Capital, LLC, and Chief Investment Officer for American Pathway Regional Center, LLC has over 30 years of experience in construction and permanent lending, underwriting, loan production, and asset management.


Prior to joining USRC, Mr. Church devoted two years to CMBS work-outs as an asset manager for a CMBS Special Servicer; asset types included retail, office, industrial, hospitality and multifamily. He negotiated with borrowers, engaged appraisers, and brokers, generated valuations, toured and evaluated properties, modeled investment returns for bondholders, and presented recommendations to investment committee. Immediately prior to this experience, David sourced, modified and restructured commercial real estate loans as a Senior Vice President at PNC Financial Services.


Underwriting experience includes over four years as the chief underwriter for a Fannie Mae DUS Lender where he led the underwriting team and was instrumental in the approval of over $2.5 billion in multifamily loans. He coordinated with the production, closing and asset management teams, presented loan opportunities to investment committee, traveled nationally to meet brokers and inspect properties, and engaged, reviewed, and accepted third-party reports.


Banking experience includes commercial real estate lending, line-of-business management, commercial real estate credit, and a formal management training program.


Mr. Church designed and built a detailed Excel Workbook to analyze various types commercial real estate projects and generate opinions of value (multifamily, dedicated student housing, retail, office, mixed-use, self-storage, parking garages, and hospitality as well as for-sale condos and single-family residential). He started his career at Fidelity Bank (now Wells Fargo) in Philadelphia where he completed a formal bank management training program before moving to the commercial real estate line of business. While at major regional banks, Mr. Church served in various capacities including commercial real estate lending, management, and commercial real estate credit. 


David earned an undergraduate degree from Washington & Lee University and a Master’s degree from The University of Virginia. He served as a co-chair of the Southern NJ Committee for ULI Philadelphia, a member of the Moorestown, NJ Open Space Committee, President of the Washington & Lee University Alumni Chapter in Philadelphia, and was a member of the Washington & Lee Alumni Admissions Committee through 2018. He earned the CCIM Designation, spent a number of years as a member of the Chapter Board for CCIM’s PA/NJ/DE Chapter, and holds a real estate sales license in the State of New Jersey.
