Jeff has served a diverse clientele for over forty-five years including some clients for over two decades. In December of 2014 Jeff reopened his company, JHB Realty Advisors, Inc. after 11 years with Newmark Grubb ACRES and its predecessors. Understanding and implementing a strategic land plan of acquisition, entitlement, development and disposition either of the land itself or the end products of the process have been the base of his business model.
Jeff’s knowledge in superfund and brownfield sites has proven invaluable when working with clients’ legal and environmental professionals to navigate EPA and State Departments of Environmental Quality rules and regulations. Jeff has also worked with the Army Corps of Engineers, in conjunction with environmental team members, to procure favorable 404 permitting and wetlands mitigation. The end goal of any investment is to balance projected returns against qualifiable, quantifiable, and acceptable risk, which Jeff has been able to assist his clients in achieving. There are also a miriad of other issues in the land acquisition, entitlement and development process such as water rights, encuberances, boundary line issues, and compatible zoning of surrounding properties in order to maximize the subject property's highest and best use.
Since 1979 Jeff's primary focus has been in land and its present and future possibilities. Through each project Jeff has gained additional experience and understanding of the development process from beginning to end. Over the years Jeff has represented either as a broker, or a consultant a diverse clientele of public pension funds, school districts, cities, private developers and investors, national REIT’s, private estates and trusts, and high net worth individuals. Over the last ten years he has also become more involved as a principal, partnering with new and old clients in the development of self-storage and industrial space.
For Jeff the most important part of any real estate investment plan lies in the understanding of his clients and partners ultimate wants and needs balanced with the proper entrance, management and exit strategies to bring the experience to a satisfactory conclusion.
